Questions contractors ask us.
Who can use Contractors Watch?
Verified contractors working in the United States, with an active membership. No homeowners, and nothing here is open to the public.
How does contractor verification work?
Sign up, confirm your email, then send your license number, your insurance expiry date, and your supporting documents: business license, insurance certificate, trade license, or government ID. A person on our team reviews them and either approves you, asks for something else, or declines. We cannot approve an account unless a current insurance date, a business license, and an insurance certificate are all on file.
Do I need an active membership to search properties?
Your first 14 days are free, starting the day your business is verified, so you can search straight away. After that, a membership is what keeps search open.
Can I earn free months by referring other contractors?
Yes. Every member gets a personal link. Contractors who join through it get a 30-day free trial instead of 14, and once they become paying members you earn free months: one month for your first, rising to a full year at ten and a lifetime membership at fifty. See the referral page for the full list.
Is there a free trial?
Yes. Every verified business gets 14 days of full access free, with no card needed. If you choose a plan during the trial, you won’t be charged until the 14 days are up.
Can I search for a homeowner by name?
No. You search a property address. We aren’t a homeowner directory, and we never show customer names, phone numbers, or email addresses to contractors.
How are property addresses matched?
We clean up the US address you type and match it to an existing property record when we already have one, so the same house doesn’t end up with two separate histories.
What does it mean when a property has no approved reports?
It means nobody has filed a reviewed report there yet. That isn’t a clean bill of health, just no history on our side.
What kinds of property issues can contractors report?
Real project problems: slow or missing payment, contract and change-order disputes, site access, communication, safety, and property condition.
Can one report cover more than one problem?
Yes. A job can go wrong in several ways at once, so you can tick up to four issues on a single report. Each one has to be backed up in your description and by your paperwork, or a reviewer will send it back.
How do I know I’ve got the right property?
You pick the address from a list rather than typing it free-hand, and we show it on a map on the property page and again while you write a report. Unit numbers are kept separate, so Apt 2B and Apt 3B are two different records.
Does every submitted report appear immediately?
No. Submitting isn’t publishing. A reviewer reads the report first, and plenty of submissions don’t make it through.
Who reviews the reports?
People on the Contractors Watch team, not an algorithm. A reviewer claims the report, reads your account against the documents you attached, and records a written reason for the decision. Nobody can review a report that came from their own company.
Can I edit a report after submitting it?
You can edit it freely while it’s a draft. Once you submit it, it goes into review, and if we ask you for more detail it opens back up for you.
Can contractors see who submitted a report?
No. Others see the trade, such as Electrical Contractor, and never your company or your name. Our team can see identity when it’s needed for verification, review, or a challenge.
Are uploaded documents public?
Never. Verification documents and report evidence sit in private storage and are only opened through an authorized review.
Can a property owner challenge information?
Yes. An owner or their representative can file a challenge. It doesn’t delete anything automatically; it starts a documented review.
Does this tell me whether to take the job?
No. It tells you what other contractors ran into at that address. The pricing, safety, credit, and legal calls are still yours to make.
How do I manage or cancel my membership?
Open Stripe’s billing portal from your account to change your card, download invoices, or cancel. We never store full card numbers.
Can I switch from monthly to yearly?
Yes, from your billing page in one click. You’re charged the annual price straight away, less credit for the part of the month you haven’t used, and your renewal moves to a year from that day. Annual works out around two months cheaper.
Will I be told when something happens on my account?
Yes. You get an email and a notification in your workspace when your verification is decided, when a report of yours is reviewed, when a challenge is raised or resolved, and whenever your membership changes. If you sign up and don’t finish verification, we’ll remind you twice and then leave you alone.
What happens if an account breaks the rules?
We can suspend it. Property search, reporting, and saved intelligence stop immediately, and the holder is emailed the reason and told how to ask us to look again. Suspensions can be lifted, and a rejected verification isn’t final either. You can correct your credentials and apply again.
